Q. WHAT EXACTLT IS A BUYER’S REBATE? A. In nearly every closing, buyers do not pay for the services of the Realtor they hire as their buyers representative. The buyer’s Realtor is paid by the seller’s Broker who splits the commission they charge the seller (usually 6%) with the agent who finds a buyer for the property. Typically 3% of the final purchase price of the property is paid to the buyer’s agent. When my buyer’s work exclusive with me as their agent, I will contribute up to 1/3 of that 3% commission** to help with their closing costs.
WHY? Before the internet, finding a new home wasn’t easy. You had to contact a real estate agent who showed you property listings in a large book. You were lucky if a small picture was available for viewing. Searching meant driving to and touring countless properties.
Today, you simply go online to search for homes. You narrow the choices from the comfort of your home computer and then call me to help you tour the property in person, pull comparables to verify selling price, make suggestions for offers, and make other recommendations and to manage every facet of the purchase transaction, inspection and closing details.
THE DIFFRENCE? You’re using the internet to search for a home. Not only is it easier, but you and I are not spending countless hours driving around touring properties that don’t meet your needs. By searching online yourself, you happen to be doing some of the work previously done by a Realtor. Of course, buying a home is a complex transaction, so you’ll still need professional assistance to seal the deal. But if you do the research and preview properties online, why not get paid for that portion of the work?
NOW YOU CAN! Example: Sales Price: 250,000.00 purchase price, commission earned (assuming 3%) = $7500 you will receive 1% of our net split cash rebate from us towards closing costs. Talk about a great housewarming gift. Forget the toaster. Take the cash! OR as an alternative to crediting the rebate towards the buyer’s closing costs, I will donate the money to a non-profit organization of your choice – it’s up to you. HOW DO I GET STARTED? To get stared, click the money house below, print out your rebate certificate. To begin your home searching, click on the MLS logo fill in the registration and begin searching for your dream home. (Remember to bring the certificate with you when we meet.)
IMPORTANT- If you’re already represented by another Realtor/Broker or Real Estate Firm, please contact them for assistance. I follow a strict code of ethics that prohibits me from interfering with existing client/real estate broker relationships. If you do not have an agreement with another broker, then I am glad to help. Although this registration form creates a rebate certificate, it DOES NOT create a Buyer Broker Relationship between Team Concept and the person/s named on the certificate. The brokerage relationship begins when we sign the customary Buyer’s Representation Agreement at our first meeting. The certificate is only valid with our Exclusive Buyer’s Representation Agreement. **The rebate amount is based on 1% of the net commission paid to Team Concept, minus a $240.00 transaction/processing fee. THE BUYER REBATE PROGRAM PAYMENT IS CREDITED TO THE BUYER OR CHARITY ONLY UPON CLOSING AND FUNDING OF THE TRANSCTION. This Buyer Rebate Program is subject to all local, state or federal laws and may result in potential tax liability to the buyer. The buyer should consult with a tax professional or attorney to determine the potential tax implications or exclusions, if any, which may be imposed by the buyer’s lender/mortgagee. This rebate program is not available to buyers who are participating in any type of relocation service network or referral program. This offer is not available on bank owned properties, foreclosures or short sales. Further this offer is not available if the buyer has an active or verbal buyer’s representation agreement with another Broker/Firm or has previously toured the subject property with another Broker/Firm at anytime, or in the case of new construction, if the buyer has previously registered with the home builder. In all transactions, Team Concept as buyer’s agent may receive a commission payment of less than 2.5% of the final purchase price of the home, townhome or condominium, then this buyer’s rebate program shall not apply and shall become void. Any bonuses that may be paid to buyer’s agent, in addition to the buyer’s agent commission shall not be a part of this Buyer’s Rebate program nor subject to the terms of this offer. This offer is void where prohibited or restricted by local, state or federal law. THIS OFFER IS SUBJECT TO CHANGE AND MAY BE DISCONTINUED WITHOUT NOITCE.
